Insurance or out of pocket

If your roof was damaged by hail or wind, start with insurance, not a price list. Your insurer sends an adjuster. We meet the adjuster on the roof so the damage gets seen properly.

The adjuster decides whether the roof is a total loss. If it is, your insurer pays for the replacement and you pay your deductible. Nothing more. Most Cedar Park replacements after a storm work this way.

If it is an aging roof instead

These are the things that set the price.

Size and pitch come first. A larger roof or a steeper pitch takes more material and more labor. Many Cedar Park two-story homes in Buttercup Creek and Ranch at Brushy Creek have rooflines with several valleys and dormers, and that adds cutting and flashing work.

Layers matter. If a previous owner had a second layer of shingles installed over the first, tear-off takes longer and disposal costs more.

Decking condition is the one nobody can see until tear-off. Soft or rotted decking under the shingles has to be replaced. We check it as the old roof comes off and tell you before we replace any.

Shingle choice. GAF Timberline HDZ is our standard, the most installed shingle in North America. Designer profiles and impact-rated shingles are options, and an impact-rated shingle can also qualify for an insurance discount in Texas. Ask your agent.

Ventilation and accessories. Ridge vents, pipe boots, drip edge and ice-and-water barrier at the valleys are part of a proper install, not add-ons.
