Why do San Antonio roofs seem to age faster than expected?

It is a combination. Hail moves through in spring, long summer heat ages asphalt from above, and movement in the area's clay soils can telegraph up through the structure as ridge separation or gaps at flashing. A roof that looks fine from the street can be losing granules and seal strength where nobody can see it.

What is a wind and hail deductible, and why is mine different from my regular one?

Many Texas policies carry a separate wind and hail deductible set as a percentage of the dwelling coverage rather than a flat dollar amount — one or two percent is common. On a $400,000 dwelling limit, that is $4,000 to $8,000 out of pocket before the carrier pays. Read your declarations page first. If we think a claim is not worth filing, we will say so.

Do you work on tile and clay roofs?

Yes. Concrete and clay tile are common on San Antonio homes and they fail differently from asphalt — usually broken or slipped tiles, or underlayment reaching the end of its life beneath tile that is still perfectly sound. Sometimes the right answer is lifting and relaying rather than replacing, and we will tell you when that is the case.

My HOA has to approve the roof first. Can you work with that?

Yes. Plenty of San Antonio neighborhoods require an architectural committee to sign off on color and profile before work starts. We provide the product data sheets and color samples committees ask for, and we schedule the job around the approval instead of starting and hoping it clears.
